It just took a long time to sell, 2 years, because I live in a very small town.

| We are new FSBO's and have had our home for sale for 3 and 1/2 weeks. Our first open house was great, the next one was a little less people, and the third was 1 couple. We are about to have our 4th this Sunday and I feel like people have lost interest in our home. ( we haven't had one call back or offer) We have had about 150 flyers go out, lots of different advertising, and we really are in a great location in the city. There are several houses for sale in our immediate area, and our price seems in the middle. However I do feel we need to lower it. My question is when is it the correct time to lower the price, without looking like we are desperate? We do have our new home already, and I do feel pressure to get in. However I just don't want to look like it. Do you have any suggestions or advise for us, I look at the forum all the time for advise, and have used quite a few of the great suggestions.

| I've been told that it's a good idea to make a price change when you've seen little or no action after a month or so. We actually waited a couple of months (with little action) before dropping our price, and it did generate some more interest. It all depends on your own personal circumstances and how much you are willing to drop your price each time as well.
