We used sites like Zillow.com and our local county assessment site to price our home.

We also had an appraisal, then went with $2,000 above, when they made an offer, we accepted $2,000 below our listing which ended up as appraised value. We were both happy. Sold in 9 days.

DITTO!!! My husband and I viewed most of the houses in our area before we priced the house. Many of the houses were overpriced, so we did the same thing...PRICED IT RIGHT! After 10 days of being listed on MLS, we had an offer.

| Is there any specific way to make sure your house is priced right? I know about having someone appraise your property. Would taking the average of all MLS listings in your neighborhood work?

| Cynthia: Get real! You did not have to "eat" the difference. This is America and you had a choice. Maybe you did not like the choice you made, but you and only you decided to "eat it". Quit whining!

| Well, excuse me!!!!!!! We had a Realtor who did not fight for us. The decision was not mine. It was my 90 year old Aunts decision who had all her faculties and by that time was just tired of the whole mess of being picked at every few days with this and that. She did not want to delay the closing and everyone involved knew that. If it had been left up to me I would have said no that they had to pay it.

| Sorry to hear that Cynthia. I hope you will have a better experience the next time you choose a Realtor. I believe a good one who knows how to listen to your porblem and provide the right answer, someone there to support your needs, to ease your concern and most of all GET YOUR HOME SOLD. I leaned a good tip from a pro. Check out the last sale in your neighborhood and visit all the open houses around your area then price your home a little less than the last sale so you can attract buyers. But for the maximum exposure to more interested buyers, I think a Realtor's access might be a good source. What do you think?

ONe would have bought it right away but the bank was dickering with him and in the meantime the builder lowered the price on some of their new 2 stories to $139k and he bought that instead.
