3. I took recent comps from the surrounding area.

We received many inquiries on our house using Owners.com. We sold our house in 5 months and the average time for a realtor to sell a house in our community is around 18 months. We had flyers outside attached to the sign also and then people would go home and look on the web site.
We were very pleased with the response that we got from people and it was so easy to do. We sold to a young couple that had been looking with a realtor but came on their own to us. Their realtor then took care of all the closing and we just had to show up. He charged us 2.5% commission instead of the 7% that is the standard fee in our town so we saved a lot of money.

After listing our home with a realty company for 90 days and not receiving an offer we decided to list as FSBO thru owners.com.
After setting up information on our home on the internet and placing our sign with brochures in our yard on Tuesday Sept 5th, we received our first call on the property on Thursday Sept 7th.
An appointment showing was set for the next day Sept 8th.
On Sept 9th we received a verbal offer and we were able to agree on a price close to our listing price.
After contacting a real estate attorney to draw up a contract we presented the sales contract to the buyers for signing. There was one unique contingency but it cleared without a problem. The process went very smoothly and we closed on November 2nd.

We sold our home in three weeks.
My biggest suggestion would be point out the flaws as well as the good in your home. Being honest lets the buyer know you are not trying to put one past him or her.
We had redone the kitchen, put in new windows in the upstairs and put in new exterior doors and patio sliding door in the past two years. There was lots of room for the new owner to put their mark on the home. Make your improvements in line with the value of the home.
Advice, be realistic as to what your home is worth and make someone a fair price.

I uploaded a link to my FSBO website that has the photos of the house on it to a home buying and selling web forum and got critques from the members of the forum. www.gardenweb.com
It was a tremendous help. Because of that we did a lot of stuff that our realtors had told us was not necessary. "Home staging" via the internet. It was helpful to see your house through strangers eyes. I ended up with more traffic through the house and from that point forward not a single criticism that the house was "dated".
After that, I used the same techniques that realtors use, I faxed copies of our flyers to local agents and I set up an email group to local agents and sent out email to them each week to remind them about the property for sale. I also listed in the MLS flat fee and offered a 4% commission. All of that increased activity and showing the house.
Ultimately, though the house was sold without an agent and as a result I lowered the price of the house by the 4% commission I would have paid an agent. Buyers expect to get some benefit from an FSBO like a lower selling price. Not unreasonable to pass your savings along if you are really trying to move the property in a timely manner.
My buyer came from www.militarybyowner.com and I netted a little more than what the real estate agents would have gotten for me had they sold the property.
BTW: Your FSBO website was the only other website that generated online inquiries about the house.
