| I am a first time FSBO and I have had quite a few phone calls already on my home with just a sign in the yard. I had one person call and in our discusion I had told him I had an appraisal done a few years ago to refinance and he wanted to know what it was appraised for. Since then I have done many updates and didn't feel that appraisal mattered, do I have to give out that information? Any suggestions as to the best answer to that question?

Congratulations on getting calls already!
No, you don't have to give the buyer the amount it was appraised for several years ago. That figure is out of date. The figure would be out of date even 6 months ago. The only thing he needs to know is the price you're selling it for today.
I hope you've checked out recent sales prices of comparable homes, or had three agents do a comparative market anaylsis to get a good idea of the price you should charge.
The other thing to know is to not give too much information especially if it's old information like an appraisal.
Of course, you'll list the condition of the home with the problems repaired and problems outstanding on your disclosure form.

Once again I do not see anything wrong with this. As long as you make it clear that your appraisal is a couple years old and that it is no longer accurate it should be fine. If I was looking at a house priced at 300k and the seller told me that they had an appraisal for a couple years ago before many upgrades and it was for lets say 250k. I already know that more than likely this 300k price is a steal.
When I ask questions about buying houses if I get risistence I normally end the call very quickly as that is a sign to me that the person is not motivated to sell. I only deal with motivated sellers where I know I will be able to close fast with no delays on the sellers side.
