When should I ask for a 10% down?

Is 10% ideal for a $500,000 offer?

I have a Lawyer who will handle all the
paper work. Do I ask the husband to get his lawyer and sit down with my lawyer to get things started?? I have no idea where to start first with Escrow and who to contact. I'll leave it all up to my Lawyer.

What pressure should I put on the potential buyer??

I don't know if there is an "ideal" downpayment.  10% down is certainly reasonable.

Since you have a real estate lawyer to handle the details of the close, the buyer does not need a lawyer unless he chooses to have one as well.

I'm not sure what you mean by putting pressure on the buyer.  You can stipulate the length of the close in the sales agreement.

I believe they put $1,000 downpayment and mailed it to our title services agency.

$500 at the offer stage and 5% at the P&S (Purchase & Sale).

It was a cash payment (100% of the purchase price).

It was a cash sale for the full price so no down payment.

We were going to use a lawyer for closing, but we found out that the title company does everything
that the lawyer would do for much less money.
