We close on our house, finally, this coming Wed. Thru this whole experience I have encountered some "interesting" people. A few things I would do:
not start off with a realtor. This was a waste of time but was always afraid to try to seel on my own. Now, I woudn't do it any other way.
Screen callers better. Ask point blank if they are prequalified and at least find ouot how far in the process they are. I had people come look at my house who told me point blank that they had bad credit and didn't know how they would get the money !
ALWAYS have my husband with me at a showing, esp. if I knew the husband was coming. Nothing ever happened but I should ahve taken better, safer precautions.
Advertise in the free city newspaper considering the low price of my house. If your house price is in the higher bracket, then go for a subscriber newspaper. Otherwise, go for the freebie paper as I had lots more response in that paper.
I was "lucky" in that in the whole 12 mos. I was only stood up once. Late shows are another thing. They happened too often. This was a pain as we didn't occupy the house.
I would advise anyone to try FSBO 1st, get on owners.com and use flyers and an info tube. I saved lots of $$ doing it on my own!

Utilize Family & Friends more!
Thanks to your website though, for I got alot of interest/hits although they were a little late! It increased the marketability overall!
Moreover, I have been using the website to look for my new home.

I WOULD PRICE MY HOME A LITTLE HIGHER AND ADVERTISE THAT I WAS WILLING TO WORK WITH A REAL ESTATE AGENT AT A REDUCED FEE OF 1/2 OR LESS OF NORMAL FULL FEE PERCENTAGE.

| I would of sold my home from the begining instead of using a greedy relator who had my house 30 thousand dollars too high so they could make a better commission

Get THREE different estimates from Realtors before pricing your house.
Buy “contracts for sale of real estate” (you can get them from any office supply place), read them, fill them in with all of your information, and be ready to sign with a buyer from the first day you advertise.
Do not accept an offer for sale unless it is in writing with earnest money and a preapproval letter from their finance company.
CASH the earnest money check immediately at THEIR bank, if it bounces it will not cost you anything and you will know they are not a legitimate buyer.
DO NOT AGREE TO PAY A REALTOR FEE FOR A BUYER WHO IS LOOKING FOR A HOME WITH THEIR OWN REALTOR (It is usually 3% and you have to jack your price up by 3% just for them to get the same price as you would from another buyer).

| I had a lot of potential buyers with low credit scores and would use a credit rebuild mortgage broker to bring me qualified buyers or have someone that is on the credit repair program that could qualify in a short period of time. I would also get my listing on as many different web sights as possible. People are shopping on line as their primary source to find a house other than using a realtor.

Advertise on the web at a lower price than a realtor listing. If someone is interested, you can afford to drop again and still make more than paying commission.
I put "no realtors" in my ad and should have added "or investors" too. They are only out to make a killing at your expense--way more than realtors. One offered me $100,000 cash for my home that was listed for $174,000!!

I wish I had taken advantage of your one free real-estate CMA (comparative market analysis) because I did sell mine under value quite a bit but I also wanted a quick sale to unload it since I was moving to another state. I will use you again.

Not listen to the real estate agents and I would have gone FSBO sooner. In our case we had tried over 9 months with an agents and got very few showings and worthless feedback. We dumped the agent idea, and even before I decided to slash the price, had better and more frequent showings because of our marketing plan.
We sold in a little less than 90 days once we went FSBO

| Not pay for an ad in the local newspaper - we got one call and the cost was over $90 for a 2-day ad.
