Best advice......always have your house prepared to sell.
My house sold when someone saw the sign and drove up the driveway and asked to see the house. Before they left that day, they made a deposit on the house and closed 2 weeks later.
The house was shown more often by someone pulling in the drive and ringing the door than by appointments like the flyer asked. If you are able to show your house at the drop of a dime, potential buyers see that you are a neat freak and take very good care of you stuff so there should be no worry that there are any problems with the house. A true "as is" condition.

Don't cut corners. Make everything uncluttered, clean, beautiful, and in good working order.
Be competitive and be professional. You won't get showings in this market, unless your home is priced competitively.
We wanted to move, so we listed our home at our rock-bottom price. Then we got our asking price and didn't have to negotiate. We had two simultaneous offers, and got to choose the better-qualified buyer.

GET THE FLAT FEE MLS LISTING! I cannot stress this enough, the MLS listing through Owners.com did not cost us a fortune and is well worth the money.
Offer a commission to the buyer’s realtor, even with the MLS listing if there are realtors that will not show your home (God forbid they don’t make a dime) without a commission.
My husband’s boss and I were both selling houses at the same time, I purchased the MLS listing, he did not, my home has been shown by other realtors, and his house has not even been looked at, it has been on the market for 3 months now. We sold our house in 5 weeks!

Research current sold properties in your neighborhood and price it right the first time.

Best advice:
Let a home stager get your home ready for open house.
Put out signs on highway and in your neighborhood.
Make it spotless, clear of clutter, and neutral.
Move out unnecessary furniture to make it look large and inviting.

| My advice is to sell your house yourself, don't use a realtor - most people want to cut out that cost and your listing prices are so reasonable.

If you think you might sell eventually, take a good outside picutre when the trees are full and the outside is clean, make sure no cars are in view and no clutter. Same for interior. We removed alot of our personal and kid products out of view when we took interior pictures.

Give each person interested in the home your undivided attention and just listen.
Brighten up the home with flowers, Give the entryway extra attention, First Impressions are important!
Don't get discouraged with no shows, or people picking the House apart, the right person comes along
quickly. It took me less than 5 weeks from a Lawn Sign, and one Ad with a Open House to a very simple
Closing.
